Renting Affordable Low-Income Housing

from: Karlie Bestler

Low-income housing is one way for a struggling single mother to provide affordable housing for her family. Low-income housing can be great housing help for single moms. If you are planning to rent a low income apartment, there are some things you should understand about these rentals.

The first thing to understand is how the rent amount is figured. The amount for rent is based on your total yearly income. Every year, you will be required to show a W-2, social security statement, tax refunds, gifts of money and your children's income if it applies. This total is added together and analyzed using a special equation to determine your monthly rent. If you meet the income guidelines, you will be assigned the monthly rent that you need to pay every month on the required day. If you fail to pay, you can be subject to eviction.

Your rent may be reduced or it may be raised depending on the income guidelines. If your income does not fit into the qualifying range, you may have to move. It is possible to make too much money to live in low-income housing.

Your income and rent are set for you and your family. If you allow someone else to move into the apartment with you, you could face immediate eviction or have to include the other person's income in with your income. You risk not meeting the guidelines or the number of people allowed in the rental. Low-income housing does help people who are struggling, but if you break the rental agreement, you can face eviction and it may be hard for you to find other affordable housing.

You need to reveal all money received during the prior year. Even your tax return is considered income and will be included for analyzing your income. You need to be careful when reporting your income, and keep all your documents. Many people forget about gift money when claiming income. You should also not try to hide anything.

If you do not report some of your income and are found out, you could face a new review process that could raise your rent and require you to pay back rent that was due. You could be evicted for failure to comply with the rules that are mandated by the state for the low-income housing. This can cause real hardship on many families.

When you apply for low income housing, be careful when filling out the application. Remember, the income you claim is for the prior year, not for the present year. Report all money that needs to be claimed, and you should have no problems. Claim your income, gifts, tax returns, child support, alimony and your children's income. These are all considered when calculating your yearly income and used to determine your monthly rent.

Low-income housing can be great housing help for single mothers. Understanding the process for housing for single moms public assistance can greatly help the single mother provide better housing for her family.
