The greatest drive in a single mother's life is to provide food and shelter for her children. However, either keeping a home after a divorce or buying a home later all boils down to the biggest problem - maintenance. It would be wise to know some housing tips to be able to reduce your expenses of homeownership.

Unfortunately, houses are always in need of constant maintenance. Whether it's a new paint job, a new water heater, a new roof or appliance repairs, owning a home is very expensive. As any single parent knows, one must maintain a cash flow of income to support the children.

If the house becomes a burden and can't be maintained, selling usually isn't a good option either. If you own a home, you must not only pay the mortgage but you must maintain it to recoup your investment.

Before you buy a house, here are some housing tips for single mom buying a house:

* Have an inspection done before you buy.
* Do not buy a house with an old roof.
* Make sure all repairs are done before you move in.
* Buy a policy to cover the major appliances.

A little foresight can save a lot of money later. Anything that is old or aging should be negotiated for replacement. If the home seller doesn't do it, you can be sure you will be doing it later.

An old roof is the most expensive proposition if it needs replaced because of the way people can double-shingle it. If it is already double-shingled, the job can be two or three times more expensive than single-shingled roofs to replace. Therefore, avoid a house with an old roof on it or have the roof replaced by the home seller before you move in.

There are many appliance policies now to cover major systems like the furnace, the water heater, air conditioner, refrigerator and dishwasher. The costs are minimal and the peace of mind is worth it. Buy an appliance repair insurance plan. Then when an appliance needs repair, a service person will be sent to repair it. If an appliance is beyond repair, many policies allow you to replace it all together.

It's a wonderful position to be in as a single mother ready to buy a new home. Taking a look at some helpful housing tips for single mother before you buy is a great way to keep the dream alive and safeguard the future of the children.
